Front-loader smells: That's the boot and the soap drawer, most of the time. Give them a good wipe, run the hottest clean cycle you've got, then keep the door cracked. Water hanging around in the drum is a different story: a clogged drain filter, and around here it's often full of sand. See
washer repair.
Fridge running warm: Living this close to the water, we'd put money on the condenser. We pull the grille, look for rust on the coil and the fan blades, and go from there. Frost caked on the coil inside the freezer? Then it's the defrost, a different repair. See
refrigerator repair.
Dryer slow in a condo: Most condo dryers here push air up a vent that runs three floors through the building, and after a few years it's packed with lint. We clear it, and look at the flap on the outside wall while we're there. If it's still slow, we move on to the heater or gas valve coils, and the thermal fuse. See
dryer repair.
Burner clicks, won't light: Our guess is salt and grease on the igniter, especially if you just mopped up a boil-over. Let it dry for real. If it's bone dry and still clicking away, the spark module or a switch has gone bad. See
range repair.
Dishwasher leaves spots: That's LA's hard water showing off. Rinse aid makes a real difference, and so does a monthly cleaner. Still getting dirty dishes on top of the spots? Then we'd look at the filter and the spray arms. See
dishwasher repair.
Ice maker stopped: When did the water filter last get changed? Other usual suspects: a frozen fill tube, or a water valve fitting that's corroded. Swapping the valve is quick once we know. See
ice maker repair.
