Small gas oven won't light: Plenty of apartment-size ranges still use a standing pilot. If the pilot's out you can relight it using the sticker inside the door, and if it won't stay lit, the thermocouple or safety valve is usually done. Newer ones have a glow-bar igniter that just gets weak with age. See
oven repair.
Fridge running all the time: First check that the door closes all the way, because the gasket on the hinge side is where they tear. Then the coils, which on older fridges sit under the front grille and fill up with dust. A condenser fan that isn't spinning is the next thing we'd test. See
refrigerator repair.
Burner flame yellow and lazy: Most of the time it's dirty burner ports or a cap that's sitting crooked, so clean it and let it dry. A tall, yellow, sooty flame that doesn't clear up after cleaning needs a tech to look at the air shutter or the orifice, and that's not really a DIY job. See
range repair.
Top-loader won't spin: Lid switch first, it's the cheapest part and it fails a lot. After that it's the drive belt or the coupler depending on the model. Packed it full of comforters? Yeah, that's usually how couplers break. See
washer repair.
Dryer needs two runs: Lint screen, then the vent. In these old buildings a vent run can be long and stuffed with lint from who knows how many tenants back. Air's moving fine? Then we're on to the heating element or the gas valve coils. See
dryer repair.
Narrow dishwasher leaking: Those 18-inch ones crammed into small kitchens mostly leak at the door seal, or from a hose under the sink that's worked loose. Open the sink cabinet and look at the floor in there before anything else. See
