Property Management Appliance Repair in Los Angeles
Property management appliance repair in Los Angeles for apartment buildings, condo associations and mixed portfolios, from a 6-unit courtyard building in Koreatown to a mid-rise on the Westside. You send the work order, we sort out access with the tenant, fix the appliance and send you the paperwork. One phone number for every property, and a price before any work starts. $65 diagnostic per unit, credited to the repair · 183-day parts & labor warranty · License A 50129
Most work orders in a building come down to the same few things: a fridge running warm, a burner that won't light, an oven that won't heat, a dishwasher leaking into the unit below. Builder-grade Whirlpool, GE, Frigidaire, Samsung and LG make up most of it, plus built-ins in the nicer condos. We fix them in the unit, and when a part has to be ordered, you get the date.
Gas igniters, induction zones, cracked glass tops.

Washer and Dryer Repair for Buildings
Stacked washer-dryers in a closet, full-size pairs in townhouse garages, all-in-one units in small apartments. A washer that won't drain is a complaint you hear about fast. We find the failed part and fix it, and we check the dryer vent while we're there, because in older buildings those vents clog up and that's a fire risk.
Diagnostic visit: $65 per unit. Approve the repair and the $65 comes off that unit's bill. The tech tests it, notes what failed, and gives you one number for parts and labor. You or the owner say yes before anything gets fixed.
Got an approval limit? Tell us what it is. If a repair would go past it, we call you first.
Your Appliance Technician
Appliance Insight was founded by Stan, an appliance technician with 5 years of experience on built-in refrigerators and high-end kitchen brands like Sub-Zero, Viking, Wolf, Thermador and Miele. Every technician on our team is trained by Stan and works to the same standard.
We're based in West Hollywood and work in buildings all over Los Angeles. The tech shows up in the window you agreed on, gives you the price before taking anything apart, and backs the repair for 183 days, parts and labor.

Common Appliance Problems in Apartment Buildings
Dishwasher leaking into the unit below: worn door gasket, cracked hose, clogged filter. Get it looked at fast, before you're paying for a ceiling. Fridge warm, freezer fine: most of the time that's ice on the evaporator from a bad defrost part, or coils nobody has vacuumed in years. Burner won't light: grease in the igniter, or the spark module's worn out. Washer won't drain: clogged pump filter or a dead pump. Stacked units jammed into tight closets take some care to pull out. Dryer not heating: usually a blown thermal fuse, and usually because the vent behind it is clogged. Over-the-range microwave dead: happens a lot in older units. We'll tell you if it's worth fixing or if you're better off replacing it.
Yes. Send them one at a time or in a batch, with the unit and the tenant's contact. We schedule each visit and keep you posted as they get done.
Do you contact the tenant directly?
If you want us to. We call or text the tenant to set the window, or go through your on-site manager if that's how the building works.
Are you licensed and insured?
Yes. California registration A 50129 (you can check it on the DCA license search), fully insured, and BBB accredited. We can send a certificate of insurance if your building needs one.
What brands do you repair?
All the major ones: Whirlpool, GE, Samsung, LG, Frigidaire, Maytag, KitchenAid, Bosch, Electrolux, Kenmore. Plus built-ins: Sub-Zero, Wolf, Viking, Thermador, Miele, JennAir, Fisher & Paykel and Liebherr.
What's the warranty?
183 days on parts and 183 days on labor for every completed repair. If the same problem comes back in that window, we return at no charge. Details are on our warranty page.
How much does a repair visit cost per unit?
The diagnostic visit is $65, and it comes off the bill if we do the repair. After the diagnosis you get an exact quote for the part and the labor, and nothing starts until you approve it.
Should we repair or replace the appliance in a unit?
A common rule: if the repair costs more than half the price of a comparable new appliance, or the machine is near the end of its normal life, replacing it usually makes more sense. Built-ins are the exception. A well-kept Sub-Zero or Wolf lasts a long time, and fixing it is almost always cheaper than replacing it and redoing the cabinetry. We'll tell you honestly which side of the line you're on.
Who gets the invoice?
Whoever you tell us: the management company, the owner or the HOA. Each invoice shows the address, the unit number and the work done.
What forms of payment do you accept?
Visa, Mastercard, AmEx, debit, cash, Zelle, Venmo, Apple Pay, and checks.
How do I book a repair?
Use the form at the top of this page any time, or call (213) 761-5757 between 8 AM and 8 PM, seven days a week. Tell us the appliance, the brand and what it's doing, and we'll give you an arrival window.
