Kitchen Appliance Repair for Rentals

Rental kitchens take a beating. Guests who've never used that oven before, tenants who run the dishwasher twice a day, a fridge door somebody left open all night. It's usually the same handful of things: a fridge running warm, an ice maker that quit, burners that click and won't light, a dishwasher that won't drain. We fix them right there, and if a part has to be ordered, we give you the date so you can plan around the next booking.
  • Warm fridge, frozen freezer, leaks, no ice. All brands, including Sub-Zero built-ins.

Washer and Dryer Repair for Rentals

In-unit laundry is a big reason people book a place, and a broken washer is a big reason they leave a bad review. Stacked units in condos, the pair in the garage of a single-family rental, a little all-in-one in an ADU. Most of the time it's a clogged pump filter, a door lock, a belt, or a dryer vent packed with lint. We'll tell you which one, and whether the guest or tenant can keep using it until the part shows up.
  • Not heating, squeaking, won't start, shuts off mid-cycle. Gas & electric.

  • Won't spin or drain, leaks, error codes, shaking.

How Pricing Works for Hosts and Owners

Diagnostic visit: $65. Go ahead with the repair and that $65 is taken off the bill, it's not on top.
The tech tests it, tells you what broke, and gives you one price for parts and labor. Owner says go, we fix it. Owner says no, you're out $65 and that's it.

Not around? Just tell us who signs off and how to reach them. We'll call or text them the price first.

How It Works

Book: use the form whenever you want, or call. We pick up 8 AM to 8 PM, seven days. Get to us before 11 AM and we can often be there the same day.
Access: you don't have to be there. Send us the lockbox code, or give us your tenant's number and we'll sort out a time with them.
Price: the tech finds what's wrong and gives you one number. Say yes and the $65 visit comes off it.
Repair: usually done in one trip. Parts and labor are covered for 183 days.

Every Kind of Rental We Work In

Short-term and vacation rentals. Turnovers are tight, so call as soon as the cleaner or the guest tells you something's off.
Furnished mid-term rentals. 30-day and longer stays for traveling nurses, film crews, people between homes.
ADUs and back houses. Compact fridges, 24-inch ranges, stacked or all-in-one laundry.
Long-term rentals. Houses, condos and apartments with a tenant who needs the fridge working today, not next week.
Duplexes to fourplexes. Owner downstairs, tenants upstairs, one call for every unit.
Room rentals and shared houses. More people, more loads of laundry, more wear on everything.

Common Appliance Problems in Rentals

Fridge warm before check-in: often dirty condenser coils or a fan, sometimes just a door the last guest left cracked. We'll find out which.
Ice maker not making ice: usually the water line, a frozen fill tube or a filter nobody changed. More on our ice maker repair page.
Washer full of water: coins, hair ties and baby socks end up in the pump filter. Guests wash all kinds of things.
Dryer takes two cycles: in a lot of rentals nobody ever cleans the vent. That's slow, and it's a fire risk, so we look at it while we're there.
Dishwasher leaking: a classic in short-term rentals. Someone uses regular dish soap, it foams up and runs out the door.
Burners won't light: spills and cleaning spray get into the igniters. Sometimes a good cleaning fixes it, sometimes it's a new igniter.

FAQ: Rental Property Appliance Repair

Can you come the same day, before my next guest checks in?

Often, yes. Call before 11 AM and there's a good chance we're there that day. Tell us the check-in time when you book, and we'll tell you straight whether we can make it.

Do I have to be there for the repair?

No. Give us a lockbox or door code, or the tenant's or cleaner's number, and tell us who approves the price. We call that person before any work starts.

Are you licensed and insured?

Yes. California registration A 50129 (you can check it on the DCA license search), fully insured, and BBB accredited.

What brands do you repair?

All the major ones: Whirlpool, GE, Samsung, LG, Frigidaire, Maytag, KitchenAid, Bosch, Electrolux, Kenmore. Plus built-ins: Sub-Zero, Wolf, Viking, Thermador, Miele, JennAir, Fisher & Paykel and Liebherr.

What's the warranty?

183 days on parts and 183 days on labor for every completed repair. If the same problem comes back in that window, we return at no charge. Details are on our warranty page.

How much does an appliance repair visit cost for a rental?

The diagnostic visit is $65, and it comes off the bill if we do the repair. After the diagnosis you get an exact quote for the part and the labor, and nothing starts until you approve it.

Should I repair or replace the appliance in my rental?

A common rule: if the repair costs more than half the price of a comparable new appliance, or the machine is near the end of its normal life, replacing it usually makes more sense. Built-ins are the exception. A well-kept Sub-Zero or Wolf lasts a long time, and fixing it is almost always cheaper than replacing it and redoing the cabinetry. We'll tell you honestly which side of the line you're on.

Can you send the invoice to the owner instead of the tenant?

Yes. Tell us who pays when you book. The invoice shows the address and what we fixed, so you have it for your records.

What forms of payment do you accept?

Visa, Mastercard, AmEx, debit, cash, Zelle, Venmo, Apple Pay, and checks.

How do I book a repair?

Use the form at the top of this page any time, or call (213) 761-5757 between 8 AM and 8 PM, seven days a week. Tell us the appliance, the brand and what it's doing, and we'll give you an arrival window.
